Decks out here take a beating. Wet winters, salt in the air near the water, and moss that gets into every seam. Most decks I look at don’t need replacing — they need six boards swapped, the railing re-secured, and a proper cleaning and seal.

Railings are the one I’d push you on. A railing that moves when you lean on it is a genuine hazard, especially on the elevated decks common on the west-side slopes. It’s usually a cheap fix and it’s worth doing before someone finds out the hard way.

Gates sag because the post has shifted or the hinges have pulled. Same fix either way, and it’s an hour, not a day.

Common questions

How do I know if it’s repair or replace?

If the framing underneath is sound and it’s surface boards that have gone, it’s a repair. If a screwdriver sinks into a joist, that’s a bigger conversation and I’ll say so.

Best time of year for staining?

Late spring through September. You need consecutive dry days and the boards have to be genuinely dry underneath, which is a real constraint here.
